The SLS29 Berlin Data Center Campus is being developed on a 122,204 m² commercial site at Schönerlinder Straße 29 in Berlin-Pankow.

The property is strategically positioned in the northern part of the German capital, directly adjacent to one of Berlin's principal motorway corridors and within the Buchholz Nord commercial development area.

The site is currently operated as an established commercial estate and generates approximately €600,000 per year in net cold rent, providing ongoing income during the development phase.

The property is owned by Schönerlinder Straße 29 GmbH. The objective is the transformation of the existing commercial site into a scalable next-generation data center campus for cloud, AI, colocation and data-intensive infrastructure.

The campus is located in Berlin-Pankow at the northern gateway to the German capital. Direct access to the B109 and immediate proximity to the A114 and A10 Berlin Ring connect the site efficiently with Berlin and the wider Brandenburg region. DE-CIX Berlin, powered by BCIX, provides a distributed Internet Exchange platform across the German capital. A grid connection application for 50 MVA was submitted to Stromnetz Berlin. Within the first allocation of its capacity allocation procedure, 32.164 MVA of high-voltage connection capacity has already been contractually secured for the project. A grid connection agreement with Stromnetz Berlin is in place. The connection is planned at 110 kV.

Next expected allocation period

According to current indications from Stromnetz Berlin, the remaining 17.836 MVA may potentially become available in a subsequent allocation period expected in 2027. This additional capacity is not yet secured.

Grid expansion and final technical connection design remain subject to implementation planning and network operator requirements.

[ 05 ]Planning status

Integrated into Berlin's strategic Buchholz Nord development.

The property forms part of the Buchholz Nord commercial development area currently being planned by the State of Berlin. The data center project has been formally incorporated into the ongoing urban development framework. A Letter of Intent between the State of Berlin and Schönerlinder Straße 29 GmbH establishes the framework for the integrated development of the property.

The framework provides for SLS29 to participate in the first development stage and for the property’s development to be prioritised. The project is intended to be incorporated into the first development plan; the current framework planning already identifies the site as a data center location.

A campus designed for scalable digital infrastructure.

The scale and geometry of the property allow the development of a multi-building data center campus with dedicated energy infrastructure, security zones, internal logistics and potential future expansion. Existing planning studies demonstrate the site's capacity to accommodate large-scale digital infrastructure.

The property has been commercially used for decades and today operates as a multi-tenant commercial estate. Current annual net cold rent is approximately €600,000, providing existing income during planning and demonstrating the site's established commercial character.

Infrastructure already embedded in the location.

Existing gas transmission infrastructure runs along the site and forms part of the surrounding energy infrastructure environment. No gas capacity has been reserved or contracted for the data center.

Potential future energy concepts may evaluate backup generation, energy storage, renewable PPAs, waste heat utilisation and integrated campus energy solutions. These are opportunities only, not committed project components.
